Tarabicos Grosso, LLP recently assisted leading regional developer Delle Donne & Associates, Inc. with the financing, leasing, and land use approvals for Fairfield Shopping Center, including the negotiation of a lease for a new, eagerly anticipated Food Lion supermarket. Fairfield Shopping Center is located at the intersection of Route 896 and Country Club Drive in Newark, Delaware and serves the north and west sides of Newark, as well as the southeastern corner of Pennsylvania and the northeastern corner of Maryland.
Food Lion has taken over the space formerly occupied by Superfresh, which closed in 2015 after the company went bankrupt, leaving the Fairfield Shopping Center without an anchor tenant and nearby residents with extremely limited options for groceries.
Tarabicos Grosso represented the landlord, FSC SPE, LLC, an affiliate of Delle Donne & Associates, in connection with the negotiation of a long-term lease of approximately 35,000 square feet of retail space to regional supermarket chain Food Lion, LLC. Partners Geoff Grosso and Scott Matthews led the legal team with respect to the leasing and transactional work for the project, which also included a $7,950,000.00 financing transaction to fund the renovation of the shopping center.
Partner Mike Hoffman facilitated the process of obtaining land use approvals for the project.
Food Lion held a special Grand Opening event on February 27, 2019 with giveaways and special guest appearances for the large and eager crowd of attendees. The expanded and newly renovated store features a fresh, modern design and will offer shoppers an expanded variety of products. The store has provided employment to many in the area, including employees of the former Superfresh that operated in the same location.
